Job summary

The Scion Group seeks an Area Manager to oversee a portfolio of properties, leading staff, budgets, and strategic initiatives in a fast-paced, collegiate environment. The role requires strong leadership, on-site presence, and the ability to drive revenue while maintaining brand standards.

You will manage staffing, training, financials, and operations across properties, coordinating with corporate and regional teams to deliver results.

Qualifications

• College graduate preferred, with a minimum of 4 years of property management experience and direct supervisory experience.
• Proficient in Microsoft Office and Property Management Systems.
• Ability and willingness to travel.

Responsibilities

• Oversee staffing, recruitment, hiring, training and development of all team members.
• Drive initiatives from corporate to community team members and execute accordingly.
• Visit assigned properties to perform inspections including curb appeal, safety standards, maintenance, capital improvements, risk management, and brand consistency.
• Plan move-in/out and turnover processes to ensure successful moves.
• Respond to property emergencies and provide leadership on site as needed.
• Escalate property emergencies per policy and keep stakeholders informed.
• Provide direct and timely feedback on operational functions to develop the team.
• Foster employee engagement and ensure teams have resources to succeed.
• Correlate staffing decisions with team strengths and Scion policies.
• Collaborate with Talent Acquisition & Learning & Development to build career paths and training.
• Manage all financial aspects: budgets, expenditures, payroll, NOI, revenue targets, and month-end processes.
• Coordinate with Property Accounting for monthly financials and variance explanations.
• Forecast Turnover processes including staffing, overtime, and vendor contracts.
• Identify opportunities to increase revenue or reduce costs to improve NOI.
• Review leasing and market data to support leasing strategies and revenue targets.
• Support weekly sales calls to refine property leasing strategies and drive traffic to properties.
• Communicate sales issues and collaborate with Regional Revenue Managers to meet targets.
• Evaluate marketing calendars and campaigns to ensure alignment with sales strategy.
• Develop annual market and demand analyses to inform revenue plans, renewals, incentives, and pricing.
• Maintain current information on property basics, market data, and management processes.
