Thrive Communities is seeking a skilled Maintenance Leader to oversee the maintenance team across our properties. You will manage unit turns, service requests, and safety compliance while coordinating with leasing and management staff to ensure smooth operations.

Ideal candidates will have 3+ years in property management, supervisor experience, and hands-on maintenance skills. The role is in-person with an emphasis on resident satisfaction and budget adherence.

Qualifications

• 3+ years of experience in property management or equivalent.
• 6+ months supervisor experience with leadership skills.
• Proficient in unit turns and appliance repair.
• Strong understanding of OSHA guidelines, PPE, etc.
• Must have basic computer skills with ability to input data in English into software.

Responsibilities

• Oversees and serves as a leader for maintenance team members.
• Performs maintenance tasks such as unit turns and work orders.
• Partners with leasing staff and managers to ensure seamless communication and organization.
• Conducts monthly safety meetings and manages OSHA/SDS safety and reporting requirements.
• Schedules and performs preventative maintenance.
• Ensures proper maintenance of grounds and professional appearance of the property.
• Manages vendors to ensure quality service.
• Maintains inventory and makes purchases within budget.
• Manages budget-approved tasks; seeks approval for over-budget work.
• Emergency on-call is required.
• Exceeds residents’ expectations for customer service.
• Contributes to a positive team culture and resident base.
• Performs additional duties as requested.
