Job summary

Thrive Communities is seeking a dedicated Maintenance Supervisor to lead our on-site maintenance team at multiple Washington communities. You will oversee unit turns, respond to work orders, schedule preventative maintenance, and ensure safety compliance with OSHA standards while coordinating with leasing staff for smooth operations.

Candidates should have 3+ years in property maintenance, 6+ months of supervision, and experience with Yardi or similar systems; CAMT and CPO are preferred.

Qualifications

• 3+ years of property management experience.
• 6+ months of supervisory experience.
• Proficient in unit turns and appliance repair.
• Strong knowledge of OSHA guidelines and PPE.
• Must have basic computer skills and input data in English.
• Experience with Yardi or similar software for unit turns/WORK orders.
• Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO).
• Must supply own tools.
• Driver's license may be required for on-site tasks.

Responsibilities

• Oversees and serves as a leader for maintenance team members.
• Performs maintenance tasks such as unit turns and work orders.
• Partners with leasing staff and managers to ensure seamless communication and organization.
• Conducts monthly safety meetings and manages OSHA/SDS safety and reporting requirements.
• Schedules and performs preventative maintenance.
• Ensures proper maintenance of grounds and professional appearance of the property.
• Manages vendors to ensure quality service.
• Maintains inventory and budget adherence.
• Emergency on-call is required.
• Strives to exceed residents’ expectations for customer service.
• Contributes to a positive team culture and happy resident base.
• Performs additional duties as requested.
