Job summary

UDR, Inc. is seeking a Floating Maintenance Manager to support three North Shore and Metro North apartment communities, including Bradlee Danvers in Danvers, MA. You will travel between Peabody, Woburn, and Danvers to maintain high standards and respond to on-site needs.

The role requires 3–5 years in residential maintenance with leadership experience, strong plumbing/electrical skills, and a valid driver's license. HVAC/EPA Type II preferred; CPO a plus.

Qualifications

• Minimum 3–5 years in residential property maintenance with at least 1–2 years in a supervisory or manager role.
• Strong proficiency in plumbing, electrical, appliance repair, carpentry, and smart-home technology.
• Excellent interpersonal skills to collaborate with property managers, residents, and vendors.
• Must have a reliable vehicle and a valid driver's license.
• HVAC/EPA Certification (Type II or Universal) preferred; CPO is a plus.

Responsibilities

• Multi-Site Oversight: Manage daily maintenance operations, work orders, and turnover schedules.
• Team Leadership: Supervise, train, and mentor on-site maintenance technicians and porters.
• Preventative Maintenance: Implement and monitor preventative maintenance programs to keep building systems running efficiently.
• Vendor Management: Coordinate with external contractors for repairs, capital improvements, and turn assistance.
• Safety & Compliance: Ensure properties adhere to local codes, OSHA regulations, and safety standards.
• Emergency Response: Share on-call rotation responsibilities for after-hours maintenance emergencies.
