Job summary

UDR, Inc. is seeking a Floating Maintenance Manager to support three North Shore communities across Peabody, Woburn, and Danvers, traveling between sites to uphold high standards of property maintenance.

The role targets hands‑on problem solving, team leadership, and preventative maintenance, with an hourly range and a 10% bonus potential. Requires 3–5 years in residential maintenance and a valid driver’s license; HVAC certification preferred.

Qualifications

• 3–5 years in residential property maintenance, with 1–2 years in a supervisor/manager role
• Strong proficiency in plumbing, electrical, appliance repair, carpentry
• Good communication and collaboration with property managers, residents, and vendors
• Must have a reliable vehicle and valid driver's license, HVAC/EPA Type II preferred

Responsibilities

• Multi‑Site Oversight: Manage daily maintenance operations, work orders, and turnover schedules.
• Team Leadership: Supervise, train, and mentor on‑site maintenance technicians and porters.
• Preventative Maintenance: Implement and monitor preventative maintenance programs to keep building systems running efficiently.
• Vendor Management: Coordinate with external contractors for repairs, capital improvements, and turn assistance.
• Safety & Compliance: Ensure properties adhere to local building codes, OSHA regulations, and safety standards.
• Emergency Response: Share on‑call rotation responsibilities for after‑hours emergencies.
