Job summary

Pennrose is seeking a Maintenance Supervisor to oversee maintenance staff across properties. You will guide technicians and porters, ensure timely repairs, and manage make-ready turns for vacant units. This role emphasizes hands-on maintenance and adherence to safety standards.

The ideal candidate has 3+ years supervising maintenance teams, a valid driver's license, and EPA 608 certification. Expect on-site work with some travel between properties and a focus on budget-aware operations.

Qualifications

• Three years of oversight of maintenance buildings and team members.
• Requires a valid drivers license and ability to travel between properties.
• EPA certification within six months of employment (Pennrose provides this certification).

Responsibilities

• Oversee maintenance staff and lead diagnosis and repair in HVAC, electrical, plumbing, pool, carpentry, drywall and appliances.
• Ensure buildings, grounds, common areas and vacant units are painted, cleaned and ready per guidelines.
• Manage the make-ready process for vacant units, including pre-move-out inspections and scheduling vendors; turn unitswithin five business days.
• Complete monthly Preventive Maintenance per the Policy and Procedure Manual.
• Prepare for Owner, Federal, State and local inspections.
• Communicate effectively with residents, vendors and supervisors and participate in safety training.
• Assist in developing budgets for repair, maintenance and capital expenses.
