Job summary

Avenue5 is seeking a District Manager to lead operations across several multifamily properties. You will drive resident satisfaction, manage leasing and collections, and collaborate with property leadership to optimize P&L and regulatory compliance.

Responsibilities include budgeting, reporting to owners, site inspections, risk management, and guiding associates through performance development. Travel across assigned portfolio required.

Qualifications

• High School diploma or equivalent required; Bachelor’s degree preferred.
• 5–10 years of property management experience required.
• 3–5 years of direct management experience required.
• Prior experience in Yardi or another property management system required.
• Real estate license as required by state/local law.
• Understanding of HUD and/or loan assistance processes preferred.
• Knowledge of P&L statements, GLs, budgeting, etc.
• 3–5 years of ownership-level responsibilities of resident rental lifecycle required.

Responsibilities

• Oversee operations of several properties, including resident satisfaction, retention, lease administration, rental collection, delinquency management, and property P&L.
• Ensure a high level of client and resident satisfaction.
• Manage full associate lifecycle including recruiting, mentoring, and performance management.
• Create strategic marketing plans with Avenue5 marketing team to attract and retain residents.
• Assist in establishing, communicating, and administering annual budgets.
• Review and understand each property’s P&L statements and general ledger.
• Prepare reports for property owners and Avenue5 leadership.
• Understand operational guidelines within the Property Management Agreement.
• Regularly inspect properties to ensure curb appeal and optimal operations.
• Respond to escalated resident complaints and serve as liaison to residents and corporate office.
• Oversee site risk management initiatives, safety records, and loss claims.
