Job summary

Edward Rose & Sons, LLC is seeking a Service Supervisor to lead on-site maintenance at Northport Apartments in Macomb, MI. You will manage maintenance staff, oversee preventative maintenance, and ensure safety and quality for resident-ready units.

The role requires strong leadership, HVAC and trades familiarity, EPA certification within 120 days, and excellent customer service. On-site work with opportunities for advancement and comprehensive benefits.

Qualifications

• Leadership experience is required.
• Multifamily property maintenance knowledge preferred.
• Knowledge of maintenance safety & OSHA regulations.
• EPA certification required (within 120 days of start).
• HVAC experience strongly preferred.
• CPO certification and pool maintenance skills preferred.
• Ability to prioritize and delegate in a fast-paced environment.
• Excellent customer service & communication skills.
• Strong organizational and time-management abilities.
• Willingness to respond to emergencies after hours.
• Comfort with learning software and online training.

Responsibilities

• Manage maintenance staff by setting direction, priorities, and schedules.
• Maintain a preventive maintenance program minimizing emergency repairs.
• Monitor inventory, purchase orders, and approve invoices.
• Ensure work orders meet high quality, safety standards.
• Prepare units for new move-ins with inspections and QC.
• Interview and hire qualified candidates with Community Manager.
• Address emergencies after hours as needed.
• Diagnose and repair HVAC, plumbing, electrical, and related tasks.
• Evaluate contractor work for quality and contractual compliance.
