Job summary

Opendoor is building a new mortgage lending business and seeks a Compliance Manager to own regulatory compliance across our multi-state operation. You will report to the Legal team and partner with mortgage operations, licensing, and leadership to meet regulatory guardrails while supporting a technology-forward lending platform.

In this foundational role, you will implement and manage a Compliance Management System, oversee multi-state licensing, HMDA/MCR reporting, and BSA/AML programs.

Qualifications

• Mortgage compliance experience at a non-bank lender or regulator.
• Expert-level multi-state NMLS licensing knowledge.
• Experience preparing HMDA LAR filings and MCR reports.
• Understanding of end-to-end mortgage origination.
• CMS management including policy and training.
• Experience with CFPB regulatory examinations.
• BSA/AML compliance program knowledge (SAR/CTR).
• Strong communication to explain regulatory requirements to stakeholders.

Responsibilities

• Own CMS for mortgage operations, including policy development and training.
• Manage multi-state NMLS licensing for entity and loan originators.
• Prepare and submit HMDA LAR and MCR filings and state reports.
• Resolve day-to-day loan-level compliance issues in origination.
• Lead regulatory examinations preparation and remediation.
• Track regulatory changes and adapt operations accordingly.
• Oversee BSA/AML program including SAR/CTR obligations.
• Collaborate with legal, operations, and tech to maintain guardrails.
