Job summary

Opendoor is building a new mortgage lending business and seeks a Compliance Manager to own regulatory compliance across our multi-state mortgage operation. You will report to the Legal team and help build the compliance infrastructure from the ground up in a fast-moving, tech-forward environment.

You will administer the CMS, manage NMLS licensing across 47+ states, and handle HMDA LAR/NMLS reports while ensuring compliance with CFPB and other regulators.

Qualifications

• Mortgage compliance experience in a non-bank lender, mortgage company, or regulator.
• Expert-level knowledge of multi-state NMLS licensing for entities and individuals.
• Hands-on experience with HMDA LAR filings and NMLS Mortgage Call Reports.
• Strong understanding of end-to-end mortgage origination processes.
• Experience managing a CMS, policy maintenance, training, and complaints.
• Track record managing regulatory examinations (CFPB, etc.).
• BSA/AML compliance program familiarity (SAR/CTR).
• Ability to work with AI tools and modern tech in compliance workflows.
• Bachelor’s degree in business, law, or related field.

Responsibilities

• Own and administer the CMS for the mortgage operation, including policy development and training.
• Manage multi-state NMLS licensing across 47+ states, including applications and renewals.
• Prepare and submit HMDA LAR filings and NMLS Mortgage Call Reports.
• Resolve day-to-day loan-level compliance issues in a high-volume origination environment.
• Lead preparation for regulatory examinations and remediation of findings.
• Track regulatory changes affecting mortgage origination and adapt proactively.
• Oversee BSA/AML program requirements, including SAR/CTR obligations.
• Collaborate with legal, operations, and technology to enable compliant fast-paced growth.
