Job description

Position Overview

The Marketing Manager is responsible for generating qualified opportunities through data-driven strategy, disciplined campaign management, and strong vendor accountability. This role oversees performance across all marketing channels, including PPC, SEO, social media, direct mail, TV, streaming, content creation, and other lead generation initiatives. The Marketing Manager must understand the economics behind each channel, quickly identify performance trends, and make informed decisions that improve lead quality, appointment conversion, and return on ad spend. Success in this role requires analytical thinking, urgency, ownership, organization, and consistent follow‑through.

Duties include:
  • Own weekly marketing performance reporting, including lead volume, qualified opportunities, cost per lead, and channel-level performance
  • Manage marketing budget performance by identifying where spend should be scaled, reduced, paused, or reallocated
  • Review TV commercial performance, spot placement, creative rotation, and vendor reporting to ensure commercials are reaching the right audience at the right time
  • Hold PPC, SEO, direct mail, TV, paid social, and website vendors accountable to weekly targets, reporting standards, and corrective action plans
  • Oversee direct mail execution, list management, vendor coordination, split testing, and campaign tracking
  • Coordinate content creation, testimonials, reviews, social media activity, website updates, and brand assets
  • Research and propose new strategic ideas or shifts to maximize return on investment
  • Develop, create, and coordinate short‑ and long‑form content across social media, YouTube, websites, and paid marketing channels
  • Partner with the internal team to evaluate marketing quality and improve conversion feedback loops
  • Use AI tools and marketing technology to improve reporting speed, campaign analysis, content workflow, and operational efficiency
Ideal candidate experience and skill sets:
  • Experience managing multi‑channel lead generation campaigns
  • Strong data literacy with the ability to interpret dashboards, identify patterns, and make math‑driven decisions
  • Proven ability to hold external vendors or agencies accountable to KPIs and performance expectations
  • Experience in real estate, home services, direct response, or other high‑urgency lead generation environments preferred
  • Strong project management and organizational skills with the ability to manage multiple campaigns simultaneously
  • Comfortable using AI tools such as ChatGPT or Claude to improve workflow efficiency and output quality
  • Experience creating and coordinating marketing content, campaigns, and brand execution
  • Ability to communicate directly, make decisions quickly, and operate with accountability in a performance‑driven environment
