Job description

Parking Operations | Business Growth | Commercial Real Estate
Run the business. Grow the business. Make it your own.

We are representing a highly successful, privately held company seeking an entrepreneurial, business-minded leader to take ownership of an established and profitable parking operation and help drive its next phase of growth.

This is not a traditional parking management role.

This is an opportunity for an ambitious, up-and-coming leader who wants to run a business within a business — leading a team, managing financial and operational performance, developing new customers, and identifying opportunities to expand the company’s real estate footprint.

You’ll have significant autonomy, direct exposure to ownership, and the ability to make decisions that have an immediate impact on the business.

WHAT YOU’LL OWN
LEAD THE BUSINESS | ~50%

You’ll lead and develop a team of approximately 10 employees while taking ownership of the day-to-day performance of the operation.

You’ll be responsible for:

  • Leading, coaching and developing your team
  • Managing financial performance, reporting and administrative functions
  • Monitoring revenue, expenses and overall profitability
  • Managing vendors, contracts and property-related needs
  • Improving processes and operating efficiencies
  • Maintaining a high level of accountability across the organization
You won’t simply manage the operation — you’ll be expected to think like its owner.
GROW THE BUSINESS | ~20–25%

A significant part of this role is looking for what’s next.

You’ll be active in the market building relationships with property owners, commercial businesses, developers and other potential partners while identifying opportunities to grow the existing parking portfolio.

That includes:

  • Developing relationships that lead to new business
  • Identifying new parking management opportunities
  • Developing proposals and negotiating agreements
  • Staying connected to the commercial real estate market
  • Identifying properties that could potentially be acquired, leased or converted into profitable parking operations

We want someone who naturally looks at a property or business situation and thinks:

“Is there an opportunity here?”

OWN THE CUSTOMER & OPERATING EXPERIENCE | ~25–30%

You’ll stay close to the business and know what is happening across your locations.

Are rates competitive?
Are payment machines working properly?
Are the parking apps functioning as intended?
Are the properties clean, safe and well maintained?
Are customers receiving an exceptional experience?

This company has built its reputation by operating at a higher standard than its competitors, and you’ll be responsible for maintaining — and continuing to raise — that standard.

WHO WE’RE LOOKING FOR

We care more about how you think, how you operate and what you’ve accomplished than the name of your degree.

The ideal candidate will bring:

  • 3–7 years of progressive business or leadership experience
  • Experience leading and developing people
  • A strong understanding of business fundamentals and financial performance
  • The ability to think in terms of revenue, expenses, margins and ROI
  • Exposure to commercial real estate, property management, operations, hospitality or a related business
  • Strong relationship-building and business development instincts
  • Comfort networking, developing opportunities and pursuing new business
  • Strong technology skills and an interest in using technology to improve operations
  • A willingness to be in the field and close to the business
  • A high level of initiative, accountability and urgency

A bachelor’s degree is welcomed, but not required.

What matters most is that you are smart, driven, entrepreneurial and hungry for the opportunity to take on more responsibility.

WHY THIS OPPORTUNITY IS DIFFERENT

You’ll join an established, successful and highly respected company known for exceptional customer service, high operating standards and treating its employees fairly.

But perhaps the most exciting part of this opportunity is what hasn’t been built yet.

There is significant opportunity to:

  • Expand the existing portfolio
  • Identify and capitalize on new real estate opportunities
  • Win new customers and partnershipsBuild a business and team you can be proud of

For someone who ultimately wants to run a company, own a P&L or become a senior business leader, this is the type of opportunity that can accelerate a career.

If you’re looking for a role where you can think like an owner, operate like an entrepreneur and see the direct results of your decisions — we’d like to talk with you.
