AMLI Residential is seeking a Manager of Legal & Risk Management Services to join our Corporate Headquarters in downtown Chicago. This role is ideal for someone with a strong background in landlord/tenant law who is eager to take on new challenges. As the Manager of Legal & Risk Management, you will be responsible for evaluating and monitoring issues related to property management of apartment communities, including landlord/tenant laws, resident disputes/conflicts, fair housing, and liability concerns. You will mentor field personnel in managing, understanding, and resolving legal and liability issues, maintain lease documents, ensure compliance with state law, and support company policies and procedures.

Essential Functions
  1. Evaluate and manage matters related to landlord/tenant law, including resident issues and disputes, AMLI’s policies, and legal changes such as eviction procedures, fair housing, and rent control, in collaboration with Operations, other Business Units, and senior management, focusing on assessing and de-escalating legal and liability concerns.
  2. Investigate and address crime, security, and liability concerns, collaborating with local, regional, and senior management on company initiatives.
  3. Manage resident issues via AMLI’s online incident reporting system, working with key stakeholders.
  4. Handle general liability incidents, including timely claims filing and coordination with insurers and legal counsel, especially when cases go to litigation.
  5. Liaise with outside counsel to ensure lease documents, policies, and procedures are legally compliant and to assist with dispute resolution.
  6. Participate in educational opportunities related to Legal & Risk Management.
Education and Experience
  • A bachelor’s degree or paralegal certification is strongly preferred.
  • Minimum of 3 years of related experience in property management operations, with experience in dispute resolution, fair housing, and risk management related to landlord-tenant laws, leases, residents, and security issues.
  • Knowledge of legal terms, laws, and procedures relevant to the apartment industry, contracts, and leases is preferred.
Technical Skills

Proficiency in Microsoft Office (Excel, Word) is required; familiarity with property management systems and claims management software is a plus.

Communication Skills

Strong written and verbal communication skills are essential, including preparing reports, correspondence, policies, and presenting information clearly to managers, residents, and the public.
