Job summary

Simon Property Group is seeking a seasoned mall leadership professional for Coral Square to protect and enhance the property's value. The role directs a team to drive income, manage expenses, and implement strategic plans across operations, marketing, and leasing.

You will work with Leasing Representatives, tenants and local authorities to optimize center performance, maintain standards, and deliver a world-class shopping experience while safeguarding assets.

Qualifications

• 3–5 years of experience or training in shopping centers or equivalent retail environment.
• Bachelor’s Degree from a 4-year college or university preferred.
• Ability to read, analyze and interpret complex documents.
• Effective writing and communication skills in public speaking.
• Good working knowledge of budgeting, accounting and financial analysis.
• Strong interpersonal and relationship skills.
• Ability to adapt to changing work environment.

Responsibilities

• Maximize EBITDA through increasing all potential income sources while controlling expenses within P2P parameters.
• Manage net profit programs for maximum results and benefit, including Redistribution, Parking Services, and Waste Handling.
• Develop and implement a comprehensive Strategic Business Plan which addresses the opportunities and needs of the center.
• Maximize local leasing results through the development and oversight of the local tenant leasing process from lead generation to tenant opening.
• Actively contribute and support the Leasing Representative and Local Leasing Representative in developing and implementing the center’s leasing strategy.
• Represent the Company and develop strong relationships with existing and prospective tenants; proactively respond to tenant issues and conduct meetings.
• Support Tenant Coordination and work with local governmental permit agencies to overcome obstacles delaying tenant construction.
• Work with Security Services Provider to establish a customized safety and security program and CEMP customized for each property.
• Support marketing in the development and execution of a comprehensive marketing plan that enhances Shopping Center and retailer sales.
• Maintain exceptional visual presentation, design standards and merchandise use for the retail zones.
• Create a world class shopping experience through operating standards, including maintenance and energy/capital planning.
• Develop and retain a highly skilled mall team with training and adherence to policy.
