Job summary

Socket.dev is seeking a Make Ready Technician to restore vacated apartments to market-ready condition and support timely turnover. You will perform non-technical tasks, painting, caulking, and basic maintenance while coordinating with the Service Supervisor.

You may inspect units, assist with projects, handle service requests, and oversee grounds and amenity upkeep. A background of 1 year in related work and mechanical aptitude are preferred.

Qualifications

• Experience in apartment maintenance or related field.
• Mechanical aptitude with knowledge of plumbing, heating, air conditioning, construction, and electrical procedures.
• Ability to lift up to 50 pounds; capable of standing, walking, and performing physical tasks.

Responsibilities

• Prepare vacant apartments for market-ready condition (lighting, painting, caulking, etc.).
• Inspect vacant apartments and inform supervisor of needed repairs.
• Assist supervisor in completing projects and preventive maintenance checks.
• Complete service requests promptly and participate in on-call rotation.
• Maintain exterior grounds and cleaning amenities; perform interior painting as needed.

Description

Basic Function:

Responsible for ensuring that all vacated apartments are thoroughly restored to "make ready" status, preparing the apartment for new residents in a timely manner. Complete various service request as assigned.

Principle Responsibilities:

The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Make Ready Technician. Other duties may be assigned.

Essential Functions:

1. Prepares vacant apartments for market ready condition by performing various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, painting, pool maintenance, lock repairs, etc.
2. Inspects vacant apartments and inform the Service Supervisor of needed repairs and services.
3. Assists Service Supervisor in completing projects and completes preventive maintenance checklist.
4. Completes service requests in a timely manner and shares on-call responsibility when assigned.
5. Responsible for daily pick up of residential grounds and cleaning amenities when needed.
6. Responsible for interior painting of buildings and amenities.

Approves:

1. Routine maintenance and repairs.
2. Replacement of minor parts.

Develops or Review and Submits to Service Supervisor for Review and Approval:

1. Replacement of major equipment.
2. Ideas for improving service and performance.

Requirements

Education Training and Experience:

One-year related experience at an apartment community and/or training; or equivalent combination of education and experience.

Abilities and Aptitudes:

Must be results orientated and self-starter. Organizational skills and attention to detail are essential. Must be mechanically inclined with knowledge of plumbing, heating, air conditioning, constructional and electrical procedures. Must be able to lift and/or move up to 50 pounds. Frequently required to stand; walk; sit; use hands to finger, handle, and fee; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.

Specific Skills:

General property maintenance skills required (painting, pressure washing, trash pick-up, etc.) Excellent customer service skills. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
