Job summary

AOG Living is seeking a Maintenance Technician to prepare vacant apartment homes for move-in, ensure standards are met, and assist with pool maintenance and grounds keeping as needed.

The role requires performing repairs, touch-ups, cleaning, and inspections to keep units ready for occupancy, under supervision of the Community Manager and Lead Maintenance Technician.

Qualifications

• Must be skilled in safe use and maintenance of hand and power tools.
• Able to handle plumbing, tile, appliance, carpentry, electrical repairs.
• Ability to diagnose mechanical or electrical malfunctions and fix problems.
• Must read and write in English.
• Knowledge of Fair Housing Laws and OSHA Requirements.
• Must supply own tools.

Responsibilities

• Prepare vacant apartment homes for move-in.
• Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
• Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.
• Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
• Clean out all trash from apartment homes before, during and after make-ready activity.
• Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as “Ready”.

Required Education and Training

Degrees and Diplomas

• High school diploma or equivalent preferred.

Training/Certificates/Association Memberships

• Certifications as required by State and Local Jurisdictions.

Knowledge, Specific And Abilities.

• Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.
• May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.
• Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.
• Must be able to apply common sense and understanding to carry out instructions and plans.
• Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.
• Must be able to read and write in English in order to read diagrams, meters, instructions, etc.
• Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.
• Must supply own tools.
