Job summary

Stonemark Management LLC is seeking a Make Ready Technician to prepare vacated apartments for market-ready condition and support timely turnover to new residents. You will perform painting, caulking, lighting maintenance, and basic grounds tasks to ensure quality readiness.

You will inspect units, relay repair needs to the Service Supervisor, and assist with projects and preventive maintenance. This role requires mechanical aptitude, reliability, and a proactive, customer-focused approach.

Qualifications

• One year of related experience at an apartment community and/or training, or an equivalent combination of education and experience.
• Must be results oriented, self-starter and have basic mechanical/maintenance abilities.
• Able to lift up to 50 pounds and perform physical tasks routinely.

Responsibilities

• Prepares vacant apartments for market-ready condition through tasks like caulking, painting, lighting, and basic grounds maintenance.
• Inspects vacant apartments and notifies supervisor of needed repairs and services.
• Assists supervisor with projects and completes preventive maintenance checklists.
• Performs service requests promptly and shares on-call duties as assigned.
• Maintains interior building and amenity painting; cleans and maintains common areas.
• Operates and coordinates routine maintenance, including minor part replacements.
• Cleans and picks up grounds, and maintains amenities daily.

Description

Basic Function:

Responsible for ensuring that all vacated apartments are thoroughly restored to "make ready" status, preparing the apartment for new residents in a timely manner. Complete various service request as assigned.

Principle Responsibilities:

The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Make Ready Technician. Other duties may be assigned.

Essential Functions:

1. Prepares vacant apartments for market ready condition by performing various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, painting, pool maintenance, lock repairs, etc.
2. Inspects vacant apartments and inform the Service Supervisor of needed repairs and services.
3. Assists Service Supervisor in completing projects and completes preventive maintenance checklist.
4. Completes service requests in a timely manner and shares on-call responsibility when assigned.
5. Responsible for daily pick up of residential grounds and cleaning amenities when needed.
6. Responsible for interior painting of buildings and amenities.

Approves:

1. Routine maintenance and repairs.
2. Replacement of minor parts.

Develops or Review and Submits to Service Supervisor for Review and Approval:

1. Replacement of major equipment.
2. Ideas for improving service and performance.

Requirements

Education Training and Experience:

One-year related experience at an apartment community and/or training; or equivalent combination of education and experience.

Abilities and Aptitudes:

Must be results orientated and self-starter. Organizational skills and attention to detail are essential. Must be mechanically inclined with knowledge of plumbing, heating, air conditioning, constructional and electrical procedures. Must be able to lift and/or move up to 50 pounds. Frequently required to stand; walk; sit; use hands to finger, handle, and fee; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.

Specific Skills:

General property maintenance skills required (painting, pressure washing, trash pick-up, etc.) Excellent customer service skills. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
