Job summary

Stonemark Management LLC is seeking a Make Ready Technician to prepare vacant apartments for market readiness, including painting, caulking, and basic maintenance. The role requires inspecting units, reporting repairs, and assisting with preventive maintenance.

You will also help with groundskeeping and interior painting to ensure quality show-ready homes. The position emphasizes reliability, hands-on mechanical aptitude, and strong customer service as you collaborate with the Service Supervisor

Qualifications

• One-year related experience at an apartment community or equivalent.
• Must be able to lift up to 50 pounds.
• Mechanically inclined with knowledge of plumbing, heating, air conditioning, constructional and electrical procedures.
• Excellent customer service skills.

Responsibilities

• Prepare vacant apartments for market-ready condition by performing painting, caulking, and basic maintenance.
• Inspect vacant apartments and inform the Service Supervisor of needed repairs.
• Assist Service Supervisor in completing projects and preventive maintenance checklists.
• Complete service requests promptly and share on-call responsibility when assigned.
• Maintain grounds and clean amenities as needed; perform interior painting of buildings and amenities.

Description

Basic Function:

Responsible for ensuring that all vacated apartments are thoroughly restored to "make ready" status, preparing the apartment for new residents in a timely manner. Complete various service request as assigned.

Principle Responsibilities:

The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Make Ready Technician. Other duties may be assigned.

Essential Functions:

1. Prepares vacant apartments for market ready condition by performing various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, painting, pool maintenance, lock repairs, etc.
2. Inspects vacant apartments and inform the Service Supervisor of needed repairs and services.
3. Assists Service Supervisor in completing projects and completes preventive maintenance checklist.
4. Completes service requests in a timely manner and shares on-call responsibility when assigned.
5. Responsible for daily pick up of residential grounds and cleaning amenities when needed.
6. Responsible for interior painting of buildings and amenities.

Approves:

1. Routine maintenance and repairs.
2. Replacement of minor parts.

Develops or Review and Submits to Service Supervisor for Review and Approval:

1. Replacement of major equipment.
2. Ideas for improving service and performance.

Requirements

Education Training and Experience:

One-year related experience at an apartment community and/or training; or equivalent combination of education and experience.

Abilities and Aptitudes:

Must be results orientated and self-starter. Organizational skills and attention to detail are essential. Must be mechanically inclined with knowledge of plumbing, heating, air conditioning, constructional and electrical procedures. Must be able to lift and/or move up to 50 pounds. Frequently required to stand; walk; sit; use hands to finger, handle, and fee; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.

Specific Skills:
