Job summary

Edward Rose & Sons is seeking a Make Ready Maintenance Supervisor to lead apartment turnover operations in Westland, MI, ensuring units are market ready for residents. The role requires supervising restoration work, coordinating staff and vendors, and certifying units as ready to show.

Qualifications

• Experience in a supervisory role is required.
• Ability to complete full vacant turn process.
• EPA Certification is strongly preferred.
• Experience with drywall, painting, caulking, and grouting.
• Basic electrical and plumbing knowledge required.
• Reliable transportation and valid driver's license.

Responsibilities

• Supervise the restoration process of each apartment turnover project.
• Schedule employees and contractors to restore each apartment home to market ready status.
• Train and supervise turnover maintenance staff and provide them with the support they need.
• Modify the turnover checklist to meet community requirements and communicate goals to the turnover team.
• Update the termination inventory and the termination leak log; list repairs to be made and note if repairs will be charged to the previous resident.
• Complete inspections and estimate turnover time using the termination inventory and time schedule; list supplies needed to complete the repairs.
• Grade employees on the quality of the turnover and on the time it took to turn the apartment.
• Certifying the apartment once all repairs are complete to make sure it is in a ready-to-show status.
• Monitoring inventory of the most commonly used parts to ensure an adequate stock.
• Assisting with snow/ice removal, as required.
• Additional duties as requested by management.
