Job summary

Arcan Capital is seeking a Maintenance Technician to support our property portfolio across the southeastern United States. Based in Byron, GA, you will perform preventive and corrective maintenance, interior/exterior repairs, and groundskeeping to maintain quality communities and resident satisfaction.

You will troubleshoot issues, respond to service requests, and work with a supervisor and vendors to ensure safety, cleanliness and timely issues resolution.

Qualifications

• Must be at least 18 years old.
• Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
• Strong customer service skills with a passion for assisting residents.
• Excellent communication, problem-solving, and interpersonal abilities.
• Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
• Detail-oriented with strong organizational and time management skills.
• Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.

Responsibilities

• Prepares Market Ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, to provide a quality move-in experience.
• Perform routine interior and exterior maintenance as scheduled; may include painting, snow/ice removal, gutter cleaning, replacing filters, and trash compactor work.
• Maintenance and repair on community equipment including plumbing, light bulbs, A/C, electrical, carpentry and mechanical repairs.
• Respond to all resident and staff repair requests promptly and professionally.
• Report maintenance concerns on vacant units, models, common areas, equipment malfunctions, and hazardous conditions to the Maintenance Supervisor.
• Maintain resident privacy and obtain proper authority before entering units.
• Ensure maintenance items are stored safely to prevent injuries.
• Deliver superior customer service and represent the company professionally.
• Attend in-service training and education sessions as assigned.
• Coordinate with vendors for landscaping, painting asphalt, etc.
• Knowledge of state/local/federal fair housing laws and OSHA safety rules.
