Job summary

Arcan Capital is seeking a Maintenance Technician to maintain CA communities by performing interior and exterior repairs, groundskeeping, and timely fixes to resident requests. The role emphasizes craftsmanship, safety, and customer service in a fast-paced, service-driven culture.

You will handle building systems, coordinate with vendors, and uphold privacy and safety standards while contributing to a positive living environment for residents.

Qualifications

• Must be at least 18 years old.
• Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
• Strong customer service skills with a passion for assisting residents.
• Excellent communication, problem-solving, and interpersonal abilities.

Responsibilities

• Prepare Market Ready apartments with painting, carpet repairs, cleaning and other duties for move-in quality.
• Perform routine interior and exterior maintenance as scheduled; may include painting, snow/ice removal, gutter cleaning, filter replacements, etc.
• Maintain and repair community equipment including plumbing, electrical, A/C, carpentry and mechanical systems.
• Respond to resident and staff repair requests promptly and professionally.
• Report maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
• Maintain resident privacy and secure proper authority before entering apartments.
• Keep maintenance items in a safe area to protect residents and staff.
• Deliver superior customer service and represent the company professionally.
• Attend in-service training and education sessions as assigned.
• Coordinate with vendors for landscaping, painting, and related tasks.
• Follow state, local, and federal fair housing laws; observe OSHA safety requirements.

This position is responsible for responding to resident service requests, troubleshooting maintenance issues, and upholding safety standards, all while fostering a positive living environment. With a strong focus on craftsmanship and problem-solving, the Maintenance Technician is instrumental in helping Arcan deliver superior customer service.

Key Responsibilities

• Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.
• Perform routine interior and exterior community maintenance as scheduled and requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
• Perform routine maintenance and repair on community equipment to include plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair.
• Respond to all repair requests and maintenance concerns from residents and staff in a timely manner and with a professional attitude.
• Reports any maintenance concerns on vacant units, models, common areas, as well as equipment malfunctions, breakdowns and any hazardous conditions to the Maintenance Supervisor in a timely manner.
• Maintain resident privacy and receive proper authority prior to entering resident apartments.
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
• Delivers superior customer service and always represents the company in a professional manner
• Attend in-service training and education sessions, as assigned.
• Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc.
• Knowledgeable of state, local, and federal fair housing laws and must follow all safety/OSHA requirements.
