Title: Maintenance Technician

Reports to: Community Director/Maintenance Supervisor

This position description provides the overall purpose, key responsibilities, and specifications of the role. Lindy Communities requires all employees to contribute as part of a team for the overall success of the company. This description includes essential functions and responsibilities, but other duties may be assigned or amended as needed.

Overall Responsibility

The Maintenance Technician plays a vital role in maintaining the community's daily impression on residents and prospects. The role demands high-quality customer service and professionalism. Responsibilities include assisting the Senior Maintenance Superintendent and Property Manager in property maintenance, performing duties safely, and reporting to the Property Manager in the absence of the Senior Maintenance Superintendent.

Essential Duties and Responsibilities

1. Address service requests promptly and professionally.
2. Complete standard get-readies within 2 business days.
3. Participate in maintenance projects and on-call duties, including snow shoveling.

Skills and Abilities

Must be able to perform essential duties satisfactorily, including:

• Unit prep and refurbishing prior to occupancy, including electrical, plumbing, carpentry, and painting tasks.
• Building and grounds maintenance, including cleaning, landscaping, and minor repairs.
• Emergency response and safety protocols adherence.
• Effective communication and record-keeping skills.

Equipment and Tools

Own necessary tools and maintain knowledge of safe use of hand tools, power tools, and equipment such as wheelbarrows, ladders, etc.

Physical and Environmental Demands

Requires physical ability to lift up to 100 pounds, work in various positions, and perform outdoor and indoor tasks. Must have good vision and hearing, and the ability to communicate effectively.

Qualifications

• High school diploma or equivalent.
• Minimum two years maintenance experience or related field.
• Valid driver’s license and personal vehicle.
• Attend CAMT courses by The Apartment Association of Greater Philadelphia.

Additional Requirements

Must wear company-approved attire with ID badge, maintain regular attendance, and respond to emergency calls. Must be able to work outdoors frequently, handle physical demands, and demonstrate good judgment and professionalism.
