Job summary

AWI Management Corp. is seeking a Maintenance Technician to help maintain a 100-unit complex in Lancaster, CA. You’ll perform general building maintenance, respond to work orders, and help keep the property safe, functional, and welcoming for residents and visitors.

We value dependable, organized applicants with strong communication skills. Prior experience with HUD, LIHTC, or RD programs is a plus; valid US work authorization and reliable transportation are required.

Qualifications

• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.
• General building maintenance skills including plumbing, electrical, carpentry, and painting.
• Strong communication and interpersonal skills.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks (painting, cleaning, plumbing, electrical, carpentry).
• Assist with preventative maintenance of building systems.
• Maintain grounds and landscaping for curb appeal.
• Assist with annual apartment inspections and identify needs.
• Coordinate with Property Manager to source vendors and supplies.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
• Follow company policies and procedures.
