Location

This position will work out of our beautiful new property in downtown Minneapolis, O2 Luxury Apartments.

Schedule & Hours
  • The schedule for this role will be Monday - Friday; 8 AM - 4:30 PM.
  • Some evening and weekend on-call rotations are required. Ask about our new on-call incentive program!
Minimum Qualifications
  • High school diploma/GED and completion of a craft apprenticeship, or equivalent education and maintenance experience.
  • 2-5 years of experience in maintenance or related carpentry/construction, ideally in residential or commercial real estate.
  • Valid driver's license, pass MVR check, and maintain a safe driving record.
  • Successful criminal background screening.
  • Special boilers license or willingness to obtain one, if applicable.
  • Own hand tools.
  • Willingness to run errands for maintenance supplies and other items.
  • Excellent communication skills, both verbal and written.
  • Passion for Sherman Associates' mission, vision, and values.
  • Work hours may vary based on portfolio needs.
Essential Functions
  • Perform general maintenance including plumbing, electrical, HVAC, carpentry, painting, and landscaping.
  • Respond to work orders and tenant requests within 24 hours.
  • Prepare vacated units within 24 hours, including painting, cleaning, carpet shampooing, and repairs.
  • Assist with scheduling and completing preventive maintenance.
  • Conduct repairs and upkeep of the facility, focusing on complex operations or projects.
  • Diagnose problems, replace parts, and test repairs.
  • Use hand and power tools, electric meters, and material handling equipment.
  • Conduct regular property inspections to ensure cleanliness and maintenance standards.
  • Work on the last day and first day of each month until responsibilities are completed; overtime and on-call rotations may be required.
  • Perform other duties as assigned based on business needs.
Work Environment
  • Exposure to fumes, airborne particles, moving mechanical parts, and noise, which can be loud.
Physical Requirements
  • Regularly required to talk, hear, stand, walk, bend, kneel, crouch, crawl, and climb.
  • Must frequently lift/move items over 50 pounds.
  • Vision abilities include close, distance, peripheral, depth perception, and focus adjustment.
