Job summary

Woda Cooper Companies, Inc. seeks a Maintenance Technician to support two affordable housing communities in Statesville, NC. The role involves apartment upkeep, routine and emergency repairs, and on-site resident support.

You will perform turnover tasks, maintain safety standards, and use company systems to track work orders. A valid driver's license, English literacy, and prior maintenance experience are preferred.

Qualifications

• High school diploma or GED required.
• Must be at least 18 years old.
• Able to read and speak English and follow directions.

Responsibilities

• Maintain positive interactions with residents and the public to enhance community image.
• Perform general and emergency maintenance of apartments and common areas including snow removal after hours and on weekends.
• Create and maintain a customer-centered service culture with prospects, residents, families, and staff.
• Maintain confidentiality of resident information at all times.
• Keep the community appearance attractive with good curb appeal.
• Conduct daily cleaning and upkeep of the property (dusting, sweeping, mopping, waste disposal).
• Handle apartment turnover (trash-out, cleaning, painting, carpet shampooing).
• Utilize company databases and software to document work orders and inspections.
• Identify and address maintenance problems, liabilities, and hazards promptly.
• Document regular property inspections for defects and safety concerns.
• Be available for emergencies after hours, weekends, or holidays.
• Maintain professional appearance per company policy and wear required uniform.
• Report to work on time and reliably.
• Use PPE to maintain a safe work environment.
• Assist with third-party inspections as needed.
• Complete OSHA10 training and related duties as assigned.
