Job summary

Rainey Property Management is seeking a Maintenance Technician for our affordable housing communities. You will ensure safety, functionality, and comfort by performing repairs, preventative maintenance, and unit turnovers with a focus on resident satisfaction.

Responsibilities include coordinating with the Maintenance Supervisor, responding to work orders, and upholding our service standards. Experience in multifamily housing and reliable transportation are required.

Qualifications

• High school diploma or equivalent required.
• 2+ years of hands-on property maintenance experience (affordable housing experience a plus).
• Training or certification in building systems, HVAC, or trades preferred.
• Strong problem-solving skills across multiple trades.
• Ability to prioritize tasks and work independently with minimal supervision.
• Excellent communication and interpersonal skills.
• Familiarity with property management systems or work order tracking software is a plus.

Responsibilities

• Perform HVAC, plumbing, electrical, carpentry, and appliance repairs.
• Respond to resident work orders promptly and complete repairs professionally.
• Diagnose mechanical issues and determine repair methods.
• Replace and install fixtures such as faucets, outlets, lights, locks, and cabinets.
• Manage work orders with clear documentation and follow-up.
