Job Description

Multifamily Service Technician - Kleinman Realty Co. (KRC)

We are seeking an experienced, highly motivated, and energetic full-time Maintenance Service Technician. The hours are M-F, 8:00 AM - 4:30 PM, with some flexibility. Some on-call and weekend hours may be required.

Immediate openings are available due to strategic growth. We are looking for a driven, self-motivated, and team-oriented Service Technician who takes pride in providing excellent customer service and has expertise in the multi-family service industry. This role is crucial for the daily maintenance operations of our well-maintained, market-rate, multi-family portfolio in Hennepin, Ramsey, Dakota, and Anoka Counties.

Essential duties and responsibilities

• Perform skilled building services including preventative, corrective, deferred, routine, cosmetic, and emergency maintenance across diverse property styles and settings.
• Handle repairs to plumbing, electrical, mechanical systems, light carpentry, appliances, HVAC, and other components.
• Provide routine corrective maintenance and upkeep, including resident service requests.
• Prepare vacant units for occupancy, including make-ready services.
• Install and repair appliances.
• Diagnose and resolve minor plumbing and electrical issues.
• Maintain and repair mechanical systems.
• Perform light carpentry and artisanship tasks.
• Maintain building security systems and related components.
• Assist management with projects, inspections, and property assessments.
• Communicate with supervisors regarding major repairs, remodels, or capital projects.
• Perform preventative maintenance duties as assigned.
• Collaborate with vendors and maintain inventory of parts and supplies.
• Report hazardous or urgent issues promptly.
• Attend training and ensure certifications are current, including Boiler and CPO licenses.
• Follow safety protocols and promote workplace safety.
• Provide emergency repairs as needed.
• Perform other duties as assigned.

Requirements

• Participation in on-call rotation.
• Valid driver’s license and insured vehicle per Minnesota laws.
• Ability to pass a background check.
• Own tools required.

Physical Requirements

Must be able to stand, kneel, bend, twist, reach, push, pull, climb, and squat for extended periods, lift up to 40 pounds, and work outdoors and indoors in all weather conditions using ladders and tools.

• Diplomacy and tact in interactions.

• Ability to work independently and as part of a team.
• Fluent in English, both written and verbal.

Education and Experience

• High school diploma or GED.
• At least two years of experience in electrical, plumbing, minor construction, and preventative maintenance.
• Multi-housing experience is a plus.
