Elevate Your Property Maintenance Career with Velair!

Area Maintenance Technician

Are you an experienced and skilled maintenance professional with leadership capabilities, ready to support multiple properties and ensure exceptional maintenance operations? If so, we want you to join our team as a Area Maintenance Technician!

On-Call Incentive: This position is eligible for a $100.00 per week incentive when on-call.

Tool Allowance: Eligible for a $200.00 tool reimbursement after 30 days of hire and an additional annual $200.00 tool reimbursement.

Sign-on Bonus: $1,500.00 total bonus: $500.00 paid at hire, $500.00 after 3 months, and $500.00 at 6 months of employment.

Hourly Pay Range: $30.00 per hour, based upon experience and designations.

Schedule: Monday - Friday, 8:00 am - 4:30 pm, and after-hours rotation for on-call emergencies.

Essential Duties and Key Responsibilities

  • Oversee and execute maintenance operations across multiple properties, ensuring all systems are functioning efficiently.
  • Complete work orders of various types, including electrical, plumbing, carpentry, HVAC, drywall, painting, appliance repair, and apartment turnovers.
  • Lead and implement preventative maintenance programs to increase the longevity of property systems.
  • Respond to emergency on-call service requests as needed, according to company policy.
  • Assist in snow/ice removal, with proper documentation (where applicable).
  • Conduct routine inspections, including daily walk-throughs, apartment move-ins/move-outs, and property assessments.
  • Maintain inventory control and ensure maintenance shops are organized and stocked with the necessary supplies.
  • Provide technical leadership, training, and support to on-site maintenance teams.
  • Ensure compliance with safety protocols and the proper use of MSDS chemicals.
  • Collaborate with property management teams to ensure all maintenance concerns are promptly addressed.
  • Travel between assigned properties to provide consistent maintenance support.
  • Complete additional tasks as assigned in a timely and professional manner.

About You

To excel in this role, you should possess the following qualifications:

Education & Experience:

  • High School diploma or equivalent (preferred).
  • 3+ years of experience in maintenance, with multi-family housing experience preferred.
  • Proven ability to manage maintenance operations across multiple properties.
  • Strong troubleshooting and hands-on problem-solving skills.

Skills & Requirements:

  • Leadership experience, with the ability to mentor and guide on-site maintenance staff.
  • Strong customer service skills, with the ability to communicate effectively with residents and team members.
  • Proficiency in basic computer skills for work order management and reporting.
  • Strong attention to detail and organizational skills.
  • Must own basic maintenance tools, including screwdriver, hammer, tape measure, adjustable wrench, and others.
  • Valid driver’s license, reliable transportation, and valid insurance.
  • Willingness to travel between sites to provide support as needed.

Physical Requirements / Work Environment

  • Ability to frequently lift/move 20-70 pounds.
  • Frequent climbing of stairs, ladders, scaffolding, ramps, etc.
  • Frequent kneeling, bending, crouching, and use of lower extremities and back muscles.
  • Work is both indoor and outdoor, with varying temperatures and weather conditions.
  • Due to the safety-sensitive nature of this role, impairment by drugs, alcohol, or cannabis could threaten health and safety. Velair reserves the right to conduct random drug testing.
