Multifamily Service Technician - Kleinman Realty Co. (KRC)

We are seeking an experienced, highly motivated, and energetic full-time Maintenance Service Technician. The hours are M-F, 8:00 AM - 4:30 PM, with some flexibility. Some on-call and weekend hours may be required.

We have immediate openings due to strategic growth and are looking for a driven, self-motivated, and team-oriented Service Technician who takes pride in delivering excellent customer service and has expertise in the multi-family service industry. The role is vital for the daily maintenance operations of our well-maintained, market-rate multi-family portfolio located in Hennepin, Ramsey, Dakota, and Anoka Counties.

Essential duties and responsibilities
  • Perform skilled building services including preventative, corrective, deferred, routine, cosmetic, and emergency maintenance across diverse property types and styles.
  • Complete repairs related to plumbing, electrical, mechanical, light carpentry, appliances, HVAC, and other physical asset components.
  • Prepare vacant units for occupancy, including make-ready services and coordination with outside vendors.
  • Install and repair appliances, diagnose and fix minor plumbing and electrical issues, and maintain mechanical systems.
  • Provide light carpentry and artisanship services such as trim, moldings, and millwork.
  • Maintain building security systems including doors, locks, and entry systems.
  • Assist management with inspections, project planning, and identifying property needs.
  • Communicate with supervisors and property managers regarding repairs, remodels, and projects.
  • Perform preventative maintenance and collaborate with vendors and team members.
  • Manage inventory of parts and supplies, report hazards, and attend relevant training including certifications like Boiler and CPO licenses.
  • Comply with safety protocols and provide emergency repairs as needed.
  • Perform any other duties as assigned.
Requirements
  • Participation in on-call rotation.
  • Valid driver’s license and insured vehicle per Minnesota laws.
  • Ability to pass a background check.
  • Own tools required for the job.
Physical Requirements

Must be able to stand, kneel, bend, reach, push, pull, climb, and squat for extended periods, lift up to 40 pounds, and work outdoors and indoors in all weather conditions, using ladders and mechanical tools.

  • Strong communication, customer service, and technical skills in building maintenance.
  • Diplomatic and tactful interaction with co-workers and vendors.
  • Good decision-making, problem-solving, and time management skills.
  • Ability to work independently and as part of a team.
  • Fluent in English, both written and verbal.
  • Proficient with phone applications related to service management.
  • Adaptable to changing priorities and quick problem-solving capabilities.
Education and Experience
  • High school diploma or GED.
  • At least two years’ experience in electrical, plumbing, minor construction, and preventative maintenance.
  • Multi-housing experience is a plus.
