Job summary

Greystar Worldwide, LLC is seeking a Maintenance Technician to ensure the physical elements of the property meet Greystar standards for cleanliness, safety, and functionality. The role involves diagnosing defects, executing repairs, and performing preventative maintenance across building interiors and exteriors.

Responsibilities include completing work orders and make-ready tasks for vacant units, managing inventory, documenting work, and supporting grounds maintenance.

Qualifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (Applies to Certified Service Technicians).
• Certifications as required by State and Local jurisdictions (Applies to all Service Technicians).
• Valid driver’s license to operate a golf cart on property depending on the property size, if applicable.

Responsibilities

• Completes assigned work orders from resident requests for service, and performs preventative maintenance by diagnosing the source or cause of the defect and making repairs per policies and safety standards.
• Completes the “make-ready” process to prepare vacant apartments for leasing by conducting pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Follows procedures for obtaining materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion so service requests are documented and tracked.
• Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing areas, cleaning, and painting curbs and signage as needed.
• Supports cost-cutting by fixing rather than replacing parts when possible and using materials efficiently.
• Complies with Greystar’s safety policies by attending safety meetings, completing required training, and reporting accidents promptly.
• May periodically inspect work performed by contractors and vendors to verify quality and compliance with standards.
• Assists in conducting routine property inspections to identify safety and maintenance needs and communicate concerns to management.

Education
