Job summary

The Property Management Company, Inc. is seeking a Maintenance Technician III to support property upkeep across our portfolio.

You will handle HVAC, electrical, plumbing, carpentry, and general maintenance, working independently or with the team to keep units ready and residents satisfied. You will mentor junior technicians, collaborate with the Property Manager and Maintenance Supervisor, manage vendors, and ensure safety compliance and timely work orders using Yardi and Microsoft Office 365.

Qualifications

• 3+ years of experience in property maintenance (HVAC, electrical, and plumbing).
• Advanced technical skills and knowledge of building maintenance in various property types.
• Experience using real estate software (Yardi, Microsoft Office 365).
• Strong problem-solving skills with the ability to make decisions under pressure.
• Excellent communication and interpersonal skills, able to train and mentor teammates effectively.

Responsibilities

• Property Performance: ensure maintenance targets with fast unit turns, resident satisfaction, and compliant work orders.
• Manage building and project contractors and vendors; create scopes of work and ensure contracts meet property needs.
• Perform advanced maintenance including HVAC, electrical, plumbing, carpentry, and appliance repairs.
• Diagnose complex building system problems and implement effective repairs to minimize downtime.
• Mentor junior teammates and promote continuous improvement; collaborate with Property Manager and Maintenance Supervisor.
• Ensure safety compliance, inspections, and proper inventory/tracking of tools and supplies.
