Job summary

WinnCompanies is seeking a Maintenance Technician III for Buckingham Apartments, an 82-unit affordable community in Los Angeles, CA. You will perform advanced apartment maintenance, troubleshoot and repair systems, mentor teammates, and support property operations.

Typical schedule is Monday–Friday, 8:00 AM–5:00 PM with on-call responsibilities. Requires 3–5 years of relevant experience, HVAC/plumbing/electrical skills, and a valid driver’s license.

Qualifications

• 3–5 years of residential/multifamily maintenance experience.
• Knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, painting.
• Valid driver’s license in good standing.
• Excellent customer service and communication with diverse residents.
• Basic computer/tablet use for work orders.
• Willingness to participate in on‑call rotation.

Responsibilities

• Perform maintenance and repairs in apartments, common areas, grounds, and systems (HVAC, plumbing, electrical, appliances, carpentry, painting).
• Diagnose and troubleshoot issues while delivering customer service.
• Lead, train, and support maintenance team members.
• Complete service requests, work orders, and apartment turns per standards.
• Assist with preventive maintenance programs and property inspections.
• Maintain curb appeal through groundskeeping, trash, and snow removal; participate in on‑call rotation.

WinnCompanies is seeking an experienced Maintenance Technician III to join our team at Buckingham Apartments, an 82-unit multifamily affordable residential community located in Los Angeles, CA. In this role, you will perform advanced apartment maintenance, troubleshooting, and repair work throughout the community while helping mentor and support other maintenance team members. If you have strong HVAC, plumbing, electrical, and general maintenance skills and enjoy solving problems and helping residents, we'd love to hear from you!

Please note that the pay range for this position is $29.00 to $30.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. Please note that this role requires on-call availability.

Responsibilities

• Perform maintenance and repairs in apartments, common areas, grounds, and building systems, including HVAC, plumbing, electrical, appliances, carpentry, and painting.


• Diagnose and troubleshoot maintenance issues while delivering excellent customer service.


• Lead, train, and support maintenance team members.


• Complete service requests, work orders, and apartment turns in accordance with company standards.


• Assist with preventive maintenance programs and property inspections.


• Maintain curb appeal through groundskeeping, landscaping, trash removal, and snow removal activities.


• Participate in the on-call rotation and respond to maintenance emergencies as needed.

Required Qualifications

• 3-5 years of residential, multifamily, building maintenance, or related experience.


• Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting.


• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.


• Excellent customer service, communication, and interpersonal skills, with the ability to work effectively with diverse residents, colleagues, and vendors.


• Basic computer and tablet proficiency for work order management, documentation, and maintenance tracking.


• Ability to participate in an on-call rotation and respond to emergency maintenance needs as required.


• Ability to communicate in basic English.

Preferred Qualifications

• Vocational, trade school, or technical training.


• CAMT (Certified Apartment Maintenance Technician) certification.


• Prior experience training or mentoring maintenance technicians.


• Experience working in multifamily housing, apartment communities, or affordable housing.
