Job summary

WinnCompanies is seeking a dependable Maintenance Technician II for The Knolls Apartments, a 260-unit LIHTC community in Orange, CA. You will perform maintenance across units, common areas, offices, grounds, and parking areas to keep the property safe and appealing.

The role requires 2+ years in residential maintenance, knowledge of electrical, plumbing, HVAC and basic repairs, and a valid driver's license. Typical schedule is 8:00 AM–5:00 PM, Monday–Friday, with on-call duties as needed.

Qualifications

• Minimum of 2 years’ experience in residential maintenance.
• Knowledge of electrical, plumbing, HVAC and basic repairs.
• Driver's license in good standing.
• Experience with REAC and INSPIRE.

Responsibilities

• Perform repairs in appliances, carpentry, hardware, masonry, painting and basic electrical, plumbing and HVAC.
• Complete assigned service requests and repairs per procedures.
• Assist in preparing vacant apartments for turn-ready status.
• Maintain grounds and curb appeal through landscaping and trash management.
• Be available for on-call activity during off-hours for emergencies.

About The Opportunity

WinnCompanies is looking for a dependable and customer service-oriented Maintenance Technician II to join our team at The Knolls Apartments, a 260-unit Low Income Housing Tax Credit (LIHTC) residential property in Orange, CA.

In this role, you will perform maintenance functions in the community, including rental units, residential common areas, office, grounds, and parking lots.

Please note that the pay range for this position is $23.00 to $25.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. This role requires availability for on-call activity during off-hours for urgent needs.

Responsibilities

• Perform repairs in such areas as, but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electrical, plumbing and HVAC.
• Complete assigned service requests and repairs consistent with company operating procedures.
• Assist in preparing vacant apartments for turn ready status in accordance with company standards.
• Maintain grounds and curb appeal through landscaping and trash management activities.
• Be available for on call activity during off hours and emergencies based on a pre-determined schedule and needs.

Requirements

• Minimum of 2 years’ experience preferably in residential or affordable housing maintenance.
• General knowledge of electrical, plumbing, appliances, HVAC (Heating, Ventilation, and Air Conditioning), as well as the ability to perform basic repairs such as patching walls, repairing doorknobs, and other minor maintenance tasks.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Prior experience with REAC and INSPIRE.
• Excellent customer service skills.
• Good communication and interpersonal skills.
• Basic familiarity with computers and tablets.
• Availability for on-call activity during off hours for urgent needs.
• Ability to work with a diverse group of people and personalities

Preferred Qualifications

• Vocational or technical training
• Bilingual in English and Spanish.
• High School diploma or GED.
• Certificate for Apartment Maintenance Technicians (CAMT).
