Job Title: Service Technician I
Reports to: Service Manager

As a Service Technician I, you will influence and guide the experience for visitors to a DTN owned or managed community.
Job Summary
Your responsibilities include general maintenance of all building systems, completing work orders, maintaining community curb appeal, and preparing homes for new move-ins. We perform these activities with respect for each other and the DTN brand.
Primary Responsibilities
- Perform daily work orders, ensuring high standards for homes and community
- Communicate regularly with the Service Manager regarding parts needs, system issues, and property needs
- Maintain property grounds through inspection, cleaning, maintenance, and preventative care
- Perform cleaning and upkeep requests as directed by Community and Service Managers
- Inspect pools/spas during season to ensure water chemistry, cleanliness, and identify repairs
- Maintain a clean, organized, and safe work area
- Complete move-in turnovers including painting, cleaning, and repairs
- Follow all safety and hazardous communication standards
- Service and maintain building systems (electrical, plumbing, carpentry, drywall, HVAC, appliances)
- Conduct site inspections as directed
- Keep accurate records of work orders, maintenance, and inspections
- Train team members as requested
- Demonstrate leadership and professionalism
- Abide by Fair Housing guidelines
- Assist in absence of Service Manager and participate in on-call rotation
Candidate Qualities
- High school diploma or equivalent
- 3+ years’ experience in maintenance, contracting, or trade school certification
- Proficient in repairing apartment systems, including plumbing, electrical, carpentry, HVAC, and appliances
- HVAC knowledge and EPA certification required
- Strong communication skills
- Ability to work effectively with team and vendors
- Desire to learn and grow
- Physical ability to exert 25-50 pounds frequently
- Availability for after-hours emergencies and on-call work
- Basic maintenance tools
- Ability to read instructions and write reports
- Flexible schedule and proficiency with electronic devices and software
- Team-oriented attitude and attention to detail
- Reliable transportation

Schedule
Monday – Friday, 40 hours/week, with rotating on-call duty including bonus pay.
