This role involves performing routine, preventative, and complex maintenance services requiring advanced skills across various systems. The focus is on handling more complex or atypical assignments, including facilitating small projects. The technician acts as an informal resource for less experienced staff, prioritizes safety for patients, staff, and themselves, and maintains life safety systems along with proper documentation.
Major Responsibilities
- Perform facility and equipment maintenance per applicable codes and standards, documenting activities using the computerized maintenance management system (CMMS).
- Maintain, repair, and troubleshoot complex mechanical equipment such as motors, pumps, conveyors, doors, fans, boilers, heat exchangers, and controls, with minimal guidance, both within and outside normal procedures.
- Maintain, repair, and troubleshoot patient care equipment like beds, wheelchairs, carts, and tables, especially when not maintained by other departments.
- Maintain, repair, and troubleshoot mechanical/electrical systems such as pneumatic tubes, HVAC, refrigerators/freezers, ice machines, commercial kitchen equipment, electrical, plumbing, piped medical gas systems, and specialized water systems, with minimal assistance.
- Perform general maintenance tasks including grounds maintenance, carpentry, painting, and snow removal.
- Respond to emergencies such as leaks, floods, outages, fires, and equipment failures.
- Address building occupant requests promptly, conduct zone maintenance rounds, and keep requesters informed about corrective actions.
- Conduct preventive maintenance and safety checks on equipment.
- Inspect and repair fire doors, hardware, firewalls, and smoke partitions.
- Read blueprints and manuals to complete assignments effectively.
Minimum Requirements
- Certification or additional training relevant to the specific skills, trades, equipment, or systems.
- High school diploma or GED equivalent.
- At least 4 years of experience in equipment maintenance.
Knowledge, Skills & Abilities
- Basic computer skills including CMMS, building automation systems, and Microsoft Office.
- Good communication and interpersonal skills.
Physical Requirements and Working Conditions
- Ability to sit, stand, walk, lift, squat, bend, crawl, reach, and twist frequently.
- Lift up to 15 lbs. from floor to overhead; up to 50 lbs. from floor to chest; carry up to 50 lbs. at waist level.
- Push/pull with 50 lbs. of force.
- Exposure to electrical and mechanical hazards, requiring safety precautions.
- Travel required, with potential exposure to road/weather hazards.
- Operate all necessary equipment for the job.
