Vivmark Residential is seeking a Maintenance Technician II in Baldwin Place, NY. The role focuses on diagnosing and repairing HVAC, electrical, plumbing, and general maintenance issues across apartment homes, ensuring timely service requests and move-ready turnover.

Qualifications

2-3 years of maintenance experience, including HVAC, plumbing, electrical, and general repairs.
A valid driver’s license.
Ability to work on-call in rotation with the team.
Ability to communicate with team and residents to provide good service.
Ability to read and understand maintenance policies and safety data sheets.
Knowledge of PPE and safe chemical usage.
Basic understanding of emergency systems, shutoffs, and operation sequences.
Knowledge of paint types and tools.

Responsibilities

Diagnoses and repairs HVAC, electrical, plumbing, major appliances, carpentry, and other systems.
Completes service requests in a timely manner per standards.
Ensures vacant apartments are rent-ready promptly.
Performs preventive maintenance on apartments.
Assists in painting interior and exterior surfaces.
Maintains a safe, incident- and injury-free work culture.
Performs hot works (brazing, soldering, welding) per standards.
