Job summary

Qualifications

• High school diploma or equivalent required.
• Formal training or previous work experience in building maintenance, construction, or a related trade preferred.
• Basic knowledge of one or more building maintenance trades, including heating and air conditioning systems, electrical, plumbing, carpentry, or painting.
• Ability to learn maintenance procedures, equipment operation, and safety practices.
• Good interpersonal and communication skills with the ability to work effectively with residents, staff, contractors, and visitors.
• Valid North Carolina Driver’s License required.

Responsibilities

• Follows all OSHA standards, departmental safety procedures, and community policies.
• Completes assigned work orders in a timely and professional manner.
• Documents work performed and reports any unresolved issues to the supervisor.
• Assists with basic maintenance and repairs involving heating and air conditioning systems, electrical systems, plumbing, carpentry, painting, and other building components.
• Works as a team member in performing preventive maintenance on buildings, equipment, and community infrastructure.
• Assists in refurbishing vacated apartments, including basic repairs, painting, cleaning, and inspections to ensure readiness for occupancy.
• Assists with resident move-ins and move-outs, including hanging pictures, moving furniture, and supporting utility or communication service setups.
• Assists with moving furniture, equipment, supplies, and materials for residents and departments throughout the community.
• Assists with trash removal and disposal activities as assigned.
• Performs basic troubleshooting and minor repairs on appliances and equipment, including disposals, dishwashers, refrigerators, water heaters, and HVAC equipment.
• Operates maintenance equipment, tools, and vehicles safely and responsibly.
• Carries and responds to maintenance communication devices, including radios, as assigned.
• Maintains clean and organized work areas, vehicles, storage rooms, and maintenance shops.
• Participates in training opportunities to develop skills in multiple maintenance trades.
• Performs other related duties as assigned.
