Qualifications

• High school diploma or GED required; industry courses preferred.
• 2+ years maintenance/repair experience on multi-family properties.
• Proficiency in carpentry, electrical, plumbing, painting, curb appeal.
• Must own basic tools as allowed by state laws.
• EPA 608 Type I/II or Universal Technician license strongly preferred; RPS may sponsor.
• Valid Driver's License required (golf cart and on-call).
• Proficient in English for communication and record-keeping.

• Maintain OSHA standards and The Clean Air Act compliance.

Richman Property Services, Inc. is seeking a full-time Maintenance Technician 1 to join our team at Grande Oaks, a 168-unit multi-family residential community located in East Tampa at 2604 E Hanna Ave, Tampa, FL 33610. This role is ideal for a community-inspired, passion-driven individual with a can-do attitude and a commitment to providing exceptional service to residents.

What We Offer

• Competitive base hourly pay, $40.00 monthly personal cell phone allowance, and automatic quarterly pay increases every 3 months after the initial 90-day period
• Daytime schedule, Monday through Friday, 8:00am to 5:00pm with a one-hour lunch break; weekend rotation required

What You’ll Do

• Perform daily repair and upkeep of the property
• Prepare vacant units for occupancy within established deadlines
• Manage service requests and ensure timely completion
• Maintain compliance with OSHA standards and The Clean Air Act
• Oversee inventory and care of tools and equipment
• Complete required tasks such as training, logs, and reports in a timely manner
• Uphold company policies and provide exceptional customer service
• Seek educational opportunities for personal growth and development
• Assist with property preventative maintenance planning
• Collaborate on maintaining curb appeal and cleanliness of buildings and grounds
• Perform on-call duties and occasional overtime

What You Bring

• High school diploma or GED required; industry-related courses preferred
• Minimum of two (2) years of maintenance and general repair experience, or Groundskeeper roles at multi-family properties
• Proficiency in maintenance tasks including carpentry, electrical, plumbing, painting, curb appeal, and more
• Must own basic tools as allowed by state laws
• Knowledge of local, state, and federal laws, including Fair Housing Laws
• Strong organizational skills and the ability to work independently
• EPA Section 608 Type I and II, or Universal Technician license, strongly preferred. If you do not have your EPA but possess the right skills, experience, and drive, RPS may sponsor and pay for your EPA certification within your first 75 days
• Valid Driver's License required (golf cart and on-call), verified during background check
• Proficient in English for communication and record-keeping purposes
