Job summary

Richman Property Services, Inc. is seeking a Maintenance Technician II to join our team at Royal Palm Key Apartments in Tampa, FL. This full-time role supports a multi-family residential community with a can-do attitude and team-oriented mindset.

Responsibilities include daily repairs, preparing vacants, handling service requests, ensuring safety and curb appeal, and collaborating with the Property Manager and Maintenance Supervisor to keep residents happy and facilities well-maintained.

Qualifications

• Minimum of 3 years of maintenance and general repair experience in apartment/residential settings.
• EPA Section 608 I & II or Universal Technician license is strongly preferred or required by EPA rules.
• Active/clean Driver's License is required.
• Excellent resident relations skills and ability to work as part of a team.

• Execute and sustain daily repair and upkeep of the property.
• Prepare vacant units for occupancy within established deadlines.
• Manage service requests and response times with courteous customer service.
• Ensure compliance with safety regulations and company policies.
• Maintain a safe work environment and report safety concerns to supervisor.
• Uphold exceptional customer service as part of the role.
• Seek educational opportunities for personal growth and development.
• Participate in ongoing preventative maintenance for the property.
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds.
• Complete required tasks such as training, logs, and reports in a timely manner.

Richman Property Services, Inc. is currently seeking a community-inspired, passion-driven, team-oriented, full-time Maintenance Technician II with a can‑do attitude to join our growing Maintenance Team! Our Maintenance Tech II will support Royal Palm Key Apartments, a multi‑family residential community in Tampa, FL.

Key Qualifications

• Minimum of 3 years' experience with apartment/residential maintenance operations, floating or multiple asset coverage preferred
• EPA I & II is a federal requirement for this position, or EPA Universal
• Active/clean Driver's License required
• Excellent resident relations skills, an eye for curb appeal, and a proven ability to work well in a team environment

Qualifications

Education

• High school diploma or GED; industry-related courses preferred

Experience

• Minimum of three (3) years of maintenance and general repair experience or Groundskeeper
• Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
• Must own basic tools as allowed by state laws
• Knowledge of local, state, and federal laws, including Fair Housing Laws
• Strong organizational skills and ability to work independently

Skills & Certifications

• EPA Section 608 Type I and II or Universal Technician license, strongly preferred
• Valid Driver's License required
• Proficient in English for communication and record-keeping purposes
