Richman Property Services, Inc. is seeking a Maintenance Supervisor in the Tampa area to oversee daily repairs and unit turnover, ensuring timely occupancy and high standards of upkeep.

The role requires 4+ years in maintenance leadership, a valid driver’s license, and English proficiency. CAMT/CPO certifications may be required within six months, with a focus on safety, vendor management, and strong customer service.

• Experience managing maintenance operations in apartment communities.

Responsabilidades

• Oversee daily repair and upkeep of the property.
• Prepare vacant units for occupancy within deadlines.
• Manage service requests and response times to meet deadlines.
• Maintain curb appeal and general cleanliness of buildings/grounds.
• Interview and screen candidates for maintenance/grounds roles.
• Train maintenance and grounds personnel.
• Schedule and direct supervision of in-house and vendor work.
• Maintain tool and supply inventory; oversee orders and deliveries.
• Assist in disciplinary or promotional recommendations.
• Ensure OSHA standards and a safe work environment.
• Maintain logs and report unusual property circumstances.
• Uphold strong customer service and growth mindset.

Responsibilities

• Oversee daily repair and upkeep of the property
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Execute training of maintenance and grounds personnel
• Manage scheduling and direct supervision of all in-house and/or vendor work
• Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records; report unusual circumstances regarding the property
• Uphold exceptional customer service standards and seek opportunities for personal and professional growth

Qualifications

Education

• High school diploma or equivalent required; trade/technical school or industry-related courses preferred

Experience

• Minimum 4+ years of experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in apartment communities
• Experience with Yardi software products a plus

Skills & Certifications

• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment
• Proficient in English for communication and record-keeping purposes
