Job summary

Vivmark Residential is seeking a Maintenance Technician in Piscataway, NJ to maintain apartment homes and provide reliable service to residents. You will diagnose and repair systems, perform preventative maintenance, and assist with interior/exterior painting as needed to keep communities in top condition.

The ideal candidate has 2–3 years of maintenance experience, a valid driver’s license, and the ability to work an on-call schedule while communicating effectively with residents and team

Qualifications

• Requires 2–3 years maintenance experience including HVAC repair, plumbing, electrical, and general maintenance.
• Must hold a valid driver's license.
• Willingness to accommodate an on-call schedule in rotation each month.
• Ability to communicate with residents and team members for quality service.
• Ability to read and follow policies including Key Control, Turnover, and Maintenance policies.
• Familiarity with Hazard Communication SDS sheets and proper chemical handling.
• Knowledge of PPE usage and safety practices.
• Basic understanding of emergency systems, shutoffs, and operation sequences.
• Knowledge of paint types and painting tools.

Responsibilities

• Diagnose and repair issues in HVAC, electrical, plumbing, appliances, carpentry, and safety systems.
• Complete service requests and repairs in line with standards and timeliness.
• Ensure vacant apartments are rent-ready promptly and perform turnkey tasks as needed.
• Carry out Preventative Maintenance on community assets.
• Assist in interior and exterior painting as required.
• Maintain a strong safety culture and report unsafe conditions.
• Perform hot works (brazing, soldering, welding) per company standards.
