Job summary

Megan Properties Management is seeking an on-site Maintenance Technician in Bellville, TX to handle routine and emergency maintenance, inspections, and vendor coordination. You will ensure safety, document work, and support the Property Manager in maintaining high occupancy standards.

Ideal candidates have strong general maintenance skills, know Fair Housing rules, and can work varied hours, including emergencies. This is a full-time on-site role with benefits.

Qualifications

• General maintenance experience including appliance repair, light carpentry, plumbing/electrical knowledge.
• Ability to analyze and troubleshoot maintenance issues and repairs.
• Comprehensive knowledge of Fair Housing Laws.
• Physically able to perform maintenance duties as required.

Responsibilities

• Assure all service requests are completed promptly with safety first.
• Diagnose and perform minor maintenance/repairs.
• Document work performed on service request forms.
• Inspect property interiors and exteriors for compliance and needed improvements.
• Coordinate with Property Manager on budgets and purchases.
• Monitor contractors to ensure work is completed as directed.
• Prepare apartments for tours and move-ins with lock changes and inspections.
• Perform regular site inspections of HVAC, windows, roofs, lighting, leaks.
• Maintain inventory and shop organization.
• Track and complete work orders for occupied and vacant units.
• Assist with property inspections (fire safety, pest control, etc.).
