Job summary

Kittle Property Group, Inc. is seeking a maintenance professional responsible for on-site upkeep and responsive resident service at our properties. You will perform preventative maintenance, inspections, unit turnover, and common-area care while representing the company professionally in all interactions.

The role requires a high school diploma or GED (HVAC cert preferred) and at least 1 year of maintenance experience. Strong organization, basic math, and basic MS Office skills are beneficial.

Qualifications

• High school diploma or GED required; HVAC cert preferred.
• Minimum 1 year of maintenance experience.
• Ability to read, write, speak and interpret basic instructions.
• Basic math and problem-solving skills; comfortable with tools.

Responsibilities

• Monitor maintenance expenses and keep below budget.
• Inspect community grounds each morning and perform upkeep.
• Prepare units for occupancy and complete maintenance requests promptly.
• Maintain common areas, landscaping, and snow removal as needed.
• Supervise contractors and provide after-hours emergency support.
• Keep maintenance records and ensure tools/equipment are in good condition.

POSITION SUMMARY

Responsible and accountable for providing maintenance at the properties providing customer service and presenting the company in a professional manner at all times

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Monitor maintenance expenses and ensure that they are below budgetPerform an inspection of community grounds each morningPerform turn painting cleaning maintenance of all vacant unitsComplete all maintenance request in a timely mannerPrepare all vacant units for occupancyComplete preventative maintenance activitiesMaintain landscaping bushes trees and lawnPerform snow removal of community sidewalksMaintain log of weather and snow removal effortsMaintain records of maintenance performed in all units and at the siteMaintain all KPGs tools equipment and replacement parts in working conditionProvide and maintain own set of personal toolsSweep clean and maintain all common areas of the communitySupervise contractors working at the siteProvide emergency resident support after office hoursMaintain resident and specific apartment preventative maintenance recordsProvide service and maintenance for all common amenitiesConduct quarterly unit inspectionsOther duties as assigned
