Job summary

Kittle Property Group, Inc. is seeking a maintenance technician to provide upkeep at our US properties, deliver excellent resident service, and uphold the company’s professional standards at all times.

You will perform daily maintenance, groundskeeping, and unit readiness tasks, coordinate with contractors, and maintain records. The role includes emergency resident support after office hours and ongoing preventive maintenance responsibilities.

Qualifications

• High school diploma or GED required.
• 1 year of maintenance experience.
• HVAC certification preferred.
• Language skills: read, write, speak basic instructions and communicate.
• Math skills: add, subtract, multiply, divide by 10s and 100s.
• Reasoning: follow detailed instructions with common sense.
• Ability to handle problems with few variables in standard situations.
• Basic computer skills: MS Outlook and MS Word.

Responsibilities

• Monitor maintenance expenses to stay below budget.
• Inspect community grounds each morning.
• Perform unit turns: painting, cleaning, maintenance of vacant units.
• Process maintenance requests promptly and prepare units for occupancy.
• Perform preventative maintenance and maintain landscaping.
• Handle snow removal and weather logs.
• Maintain records of maintenance and equipment; manage tools and parts.
• Supervise contractors and provide after-hours resident support.
• Maintain safety and cleanliness of common areas.
• Other duties as assigned.

POSITION SUMMARY

Responsible and accountable for providing maintenance at the properties providing customer service and presenting the company in a professional manner at all times

ESSENTIAL DUTIES AND RESPONSIBILITIES

Monitor maintenance expenses and ensure that they are below budgetPerform an inspection of community grounds each morningPerform turn painting cleaning maintenance of all vacant unitsComplete all maintenance request in a timely mannerPrepare all vacant units for occupancyComplete preventative maintenance activitiesMaintain landscaping bushes trees and lawnPerform snow removal of community sidewalksMaintain log of weather and snow removal effortsMaintain records of maintenance performed in all units and at the siteMaintain all KPGs tools equipment and replacement parts in working conditionProvide and maintain own set of personal toolsSweep clean and maintain all common areas of the communitySupervise contractors working at the siteProvide emergency resident support after office hoursMaintain resident and specific apartment preventative maintenance recordsProvide service and maintenance for all common amenitiesConduct quarterly unit inspectionsOther duties as assigned

QUALIFICATIONSSKILLS & KNOWLEDGE REQUIREMENTS

• High school diploma or general education degree
• GED
• 1 year of experience
• HVACEPA certification preferred
