Kittle Property Group, Inc. is seeking a Maintenance Supervisor to manage curb appeal, daily maintenance, and personnel at a multi‑unit community in the United States. You will oversee groundskeeping, preventative work, and vendor coordination to ensure the asset remains in excellent condition.

The role emphasizes budget awareness, safety, and responsive service to residents, with occasional after-hours support and a focus on teamwork and ownership of site outcomes.

Qualificações

• High school diploma or GED required; 1-2 years of maintenance experience preferred.
• HVAC/EPA certification preferred.
• Language skills: ability to read, write, speak and interpret basic instructions.

Responsabilidades

• Monitor maintenance expenses and ensure they stay below budget.
• Inspect community grounds each morning.
• Maintain vacant units and prepare them for occupancy.
• Perform routine preventative maintenance and respond to maintenance requests.

POSITION SUMMARY

Responsible and accountable for curb appeal physical maintenance and personnel on a daily basis

ESSENTIAL DUTIES AND RESPONSIBILITIES

Monitor maintenance expenses and ensure that they are below budgetPerform an inspection of community grounds each morningPerform turn painting cleaning maintenance of all vacant unitsComplete all maintenance request in a timely mannerPrepare all vacant units for occupancyComplete preventative maintenance activitiesMaintain landscaping bushes trees and lawnPerform snow removal of community sidewalksMaintain log of weather and snow removal effortsMaintain records of maintenance performed in all units and at the siteMaintain all KPGs tools equipment and replacement parts in working conditionProvide and maintain own set of personal toolsSweep clean and maintain all common areas of the communitySupervise contractors working at the siteProvide emergency resident support after office hoursMaintain resident and specific apartment preventative maintenance recordsProvide service and maintenance for all common amenitiesConduct quarterly unit inspectionsPhysical maintenance of community includes inspections reporting financial responsibilityCurb Appeal includes landscaping lawn care snow removal trash collectionSupervision of personnel training and evaluationOther duties as assigned
