Qualifications

Job description

Job Summary:

Responsible for performing general maintenance, repairs, and improvements of the buildings while providing the best possible customer service to tenants. This position is based in our office in Downtown Portland, but requires driving to various properties around the Portland Metro Area.

Essential Functions:

Customer Service –Provide the best possible customer service experience to all tenants of the portfolio through efficient and thorough responses to their needs within the context of company policies and individual Leases.

Maintenance, repairs, and improvements –Performs all necessary maintenance, repairs, and improvements of the buildings and common area as directed by the Property Manager. To include, but not limited to the following:

Exterior common area and parking lot trash/debris removal

  • Exterior graffiti removal
  • Minor common area landscaping maintenance
  • Regular roof/gutter/downspout inspections
  • Regular exterior structural assessments
  • Right-of-way and common area sidewalk maintenance
  • Communicating tenant maintenance deficiencies as they occur
  • Common area exterior building lighting maintenance (work which does not require a licensed electrician)
  • Common area plumbing system inspections (work which does not require a licensed plumber)
  • Maintain new and existing improvements of the buildings
  • Monthly vacancy cleanings and inspections as directed by the Property Manager

Schedule/Timecard Management –Responsible for managing their weekly schedule in accordance with the annual operating budget. This includes tracking time spent on each property separately and accurately and providing a completed timecard weekly to Accounting.

Equipment/Tool Management –Procure, maintain, itemize, repair, and replace all existing and new equipment and tools necessary to perform the position’s essential functions, including scopes that can be self-performed and those that need to be contracted.

Emergency Response –Respond to emergencies as necessary. Emergencies include but are not limited to: fire, flood, urgent water intrusions, and power failures. Emergency response also includes active fire alarms, sprinkler activations, and mechanical/electrical/plumbing systems failures.

Marginal Functions:

Project Management –Manage projects as developed and assigned by the Property Manager. Projects may include Capital Improvements, Landlord work, replacements, upgrades, and supplementary additions.

Contractor/Vendor Management –Supervise, inspect, and approve re-occurring and new work performed by contractors and other third‐party support vendors as directed by the Property Manager.

Inventory and Supply Management –Perform inventory audits, assemble orders, and prepare purchase orders, and receive and stock inventory and supplies.

Additional Functions:

Operating Budget Development –Assist the Property Manager in developing annual operating budgets, including anticipating future repairs, replacements, upgrades, and maintenance supply inventory levels.

Bi-Annual Property Inspections –Assist the Property Manager in completing bi-annual property inspections.

Qualifications/Skills/Knowledge/Experience:

  • High school completion or GED required.
  • Backflow Assembly Tester Certification preferred.
  • Fire Extinguisher Testing Certificate of Fitness preferred.
  • Experience with and knowledge of how to operate, maintain, and repair a variety of hand tools
  • required, including but not limited to a variety of saws, landscaping equipment (lawn mower,
  • leaf blower, etc.), and home improvement tools.
  • Experience with and knowledge of how to operate, maintain, and repair heavy equipment
  • preferred, including but not limited to front loaders, tractors, and forklifts.
  • Experience with and knowledge of how to use computers, specifically Windows, Internet
  • Explorer, and Microsoft Office.
  • Industry experience of at least 5 years preferred.
  • Ability to perform essential job duties/functions with or without reasonable accommodation
  • and without posing a direct threat to safety or health of employee or others.
  • Possess valid Oregon Driver’s License.
  • Must pass vision and hearing testing.
  • Must pass post‐offer, pre‐hire physical capacities evaluation.

Physical Demands:

  • Must be able to walk safely on flat or uneven surfaces for distances of one mile or more per shift.
  • Must be able to navigate stairs unassisted.
  • Must be able to stoop, bend, duck, crawl, and squat as necessary.
  • Must be able to exert 50 to 100lbs of force occasionally, and/or 25 to 50lbs of force
  • frequently, and/or 10‐20 pounds of force constantly to move objects.
  • Must be able to navigate and climb a ladder.
  • Must be able to drive at least 200 miles per shift.
