Hours
Monday - Friday 8:00am-4:30pm, with limited nights and weekends for on-call rotation. Scheduled dates and hours are subject to change at employer discretion.

Summary
The Maintenance Technician III performs equipment installation, troubleshooting, repairs, and preventative maintenance to meet company standards and legal requirements. Works with Property Manager and Maintenance Supervisor to ensure apartments are rent-ready, work orders are completed promptly, and repairs are addressed quickly. Supports our employee-first culture and embodies our core values of relationships, development, quality, and responsibility. Must be able to perform each duty satisfactorily.
Essential Job Duties
- Complete all maintenance work order requests.
- Monitor and maintain building systems (HVAC, Plumbing, Boilers, etc.) and perform repairs.
- Assist in unit inspections with Property Manager.
- Perform preventative maintenance duties.
- Communicate with Zone Building Engineer and Maintenance Technician I about major repairs and projects.
- Collaborate with vendors on maintenance projects.
- Maintain inventory of tools, parts, and supplies.
- Report high-priority issues to Property Manager.
- Perform groundskeeping and snow removal as needed.
- Maintain a professional manner with residents, vendors, and the public.
- Attend training and maintain certifications.
- Follow safety protocols and promote safety.
- Respond to emergency calls promptly.
- Perform other duties as assigned.
Qualifications
- High school diploma or GED required.
- AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance preferred.
- At least 1 year of experience as a Maintenance Technician in residential settings or equivalent.
- Knowledge of plumbing, electrical, HVAC, refrigeration, appliance repair, and building systems.
- Certified Pool Operators License, Special Boiler's License, and Type II Refrigerant Certification within 6 months of hire.
- Reliable transportation, valid driver’s license, and proof of insurance.

Physical Demands
Frequent kneeling, lifting, pushing, pulling, and moving; lifting over 20 lbs., up to 80 lbs. with assistance; working at heights, in confined spaces, and in various weather conditions; using protective equipment.
