Job summary

Ryan Building Services is seeking a Maintenance Technician to perform routine preventive maintenance and repairs in a downtown Des Moines, IA class B office tower. You will work Monday–Friday 8:30 a.m.

to 5:00 p.m., participate in on‑call rotations, and support tenants and the building owner by maintaining essential systems and fixtures. Replace lamps and ballasts, perform plumbing, door hardware maintenance, painting, irrigation care, and routine housekeeping of mechanical and utility rooms.

Qualifications

High School Diploma or equivalent required.
Minimum two years of maintenance experience.
Basic computer skills required.
Positive, helpful attitude with occupants.
Working knowledge of building systems preferred.
Pursuing related certifications/licensing encouraged.

Responsibilities

Complete daily maintenance tasks and repairs.
Replace lamps and ballasts as needed.
Perform plumbing repairs and door hardware maintenance.
Paint as required.
Maintain irrigation systems.
Keep mechanical/utility rooms tidy and safe.
Complete work orders daily/weekly.
Participate in on-call rotations.

Job description

The Maintenance Technician is responsible for performing routine, preventive maintenance and general repairs, making adjustments to building systems, equipment and fixtures under the guidance of the Lead/Chief engineer. This role serves a downtown Des Moines, IA class B office tower, ensuring satisfaction for both tenants and the building owner. Participation in an on‑call rotation is required. Some Things You Can Expect To Do

First shift position with standard hours Monday through Friday, 8:30 a.m. to 5:00 p.m., with occasional after‑hours and weekend work.
Replace lamps and/or ballasts as required in a timely manner.
Perform plumbing repairs, door hardware maintenance and repair.
Perform painting duties as required.
Maintain and repair irrigation systems.
Remove debris on a daily basis; perform seasonal outside duties as required.
Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition.
Complete work orders as assigned on a daily/weekly basis.
Participate in on‑call, after‑hours and weekend rotation.

Candidate Requirements

High School Degree or equivalent.
Minimum two years experience in maintenance or related field.
Basic computer skills required.
Positive, helpful attitude at all times when interacting with building occupants.
Working knowledge of building systems preferred.
In pursuit of certification/licensing related to performing work required in building operations.

You Will Really Stand Out If You Have

Boiler operator license.
Knowledge of HVAC systems and ability to make needed adjustments and general repairs.
Microsoft 365 software experience.

The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. The position may be eligible for additional compensation including commission and/or an incentive program.
