Job summary

POAH Communities in Carthage, MO, is seeking a Maintenance Technician for Deerfield Village, Highland Meadows, and Highland Acres. You will perform carpentry, plumbing, electrical, and general preventative maintenance across three properties, ensuring safe and comfortable homes for residents.

The role requires at least 1 year in apartment maintenance, a high school diploma or GED, and a valid driver's license. HVAC certification is preferred.

• Keep grounds neat; rake, sweep, shovel as necessary.

About The Role

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician for our three properties: Deerfield Village, Highland Meadows, Highland Acres. This individual will be a bright and dynamic leader with hands-on experience. Deerfield Village is Located in Carthage, a city in Missouri's southwest corner very near the Kansas and Oklahoma borders, Deerfield Village Apartments is a 60-unit 100% Section 8 family property consisting of 10 one-bedroom, 34 two-bedroom, and 16 three-bedroom apartments. The ten apartment buildings are situated on 7.2 acres of land along with a community building and playground and represent one-third of the affordable family housing available to the approximately 15,000 residents of that city. The adjoining senior properties at Highland Acres and Highland Meadows represent a valuable asset in Carthage, Missouri, where the senior population is growing and many town elders live at or below the poverty line. Both sites feature single-story attached homes built in the late 70s with comfortable one-bedroom apartments, all of which benefit from project-based rental subsidies. Each apartment has its own outdoor patio. The nine buildings on five acres at Highland Acres include 35 apartments as well as a community room. At Highland Meadows, 44 apartments are situated among eleven buildings on four acres, with a separate building housing the community room as well as an office shared by both properties. The nearby neighborhood is solidly residential, with easy access to several highways and the Carthage business district.

About Your Impact

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on all appropriate equipment.
• Performing work area clean-up and safety related duties.
• Diagnosing and perform minor and routine maintenance/repairs.
• Insuring all make-ready repairs and services are completed.
• Inspecting and helping coordinate all needed make-ready repairs and services.
• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

About You

• Must have at least 1 year experience in apartment maintenance.
• High School diploma or GED required. HVAC certification preferred.
• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
• Must be able to work a flexible schedule with weekends and on-call basis as necessary.
• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices.
• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
• Must be able to work in all weather conditions.
