Job summary

POAH Communities is seeking a Maintenance Technician for three Bourne, MA properties near the Bourne Bridge. You’ll maintain safe, comfortable homes and support residents and staff across Canal Bluffs, Clay Pond Cove, and High Meadow Townhomes.

Applicants should have at least 1 year of apartment maintenance experience, a high school diploma or GED, and a valid driver's license. HVAC certification is a plus; the job requires physical work and a flexible schedule, including weekends.

Qualifications

• At least 1 year of apartment maintenance experience.
• HVAC certification is preferred.
• Valid driver's license and automobile insurance.
• Flexible schedule including weekends and on-call when needed.
• Knowledge of safe use of hand and power tools and equipment.
• Ability to perform physically demanding tasks (lift up to 75 lbs).

Responsibilities

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Complying with EPA and OSHA regulations and relevant laws.
• Identify conditions and initiate corrective actions for unsafe conditions.
• Schedule and perform routine preventative maintenance on equipment.
• Maintain clean work areas and fulfill safety duties.
• Diagnose and perform minor repairs and routine maintenance.
• Ensure all make-ready repairs and services are completed.
• Inspect and coordinate all needed make-ready repairs and services.
• Keep grounds neat and clean (raking, sweeping, shoveling as needed).

ABOUT THE ROLE POAH Communities is seeking a highly qualified individual to serve asMaintenance Technician for our three Bourne Properties located in Bourne,MA all located less than a mile from the Bourne Bridge at the gateway of Cape Cod. Canal Bluffs was the first phase of a multi-phased residential community containing 28 units affordable to residents who earn 60% of the median area income. Clay Pond Cove at Canal Bluffs is the second phase of a multi-phased residential affordable housing community in Bourne, MA. High Meadow Townhomes is the third phase of a 117-unit affordable housing project in Bourne that includes Canal Bluffs and Clay Pond Cove. Newly constructed in 2018, it consists of 44 mixed-income, two-bedroom and three-bedroom apartments. ABOUT YOUR IMPACT

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on all appropriate equipment.
• Performing work area clean-up and safety related duties.
• Diagnosing and perform minor and routine maintenance/repairs.
• Insuring all make-ready repairs and services are completed.
• Inspecting and helping coordinate all needed make-ready repairs and services.
• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

ABOUT YOU

• Must have at least 1 year experience in apartment maintenance.
• High School diploma or GED required. HVAC certification preferred.
• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
• Must be able to work a flexible schedule with weekends and on-call basis as necessary.
• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices.
• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
• Must be able to work in all weather conditions.
